Energy and water conservation

The central heating and hot water are heated by an air source heat pump and are both set to be on continuously. The heating is set to 20°C If you wish to turn this down, press the silver knob on the thermostat and then rotate the dial to the desired temperature and press the knob again.

Please do not set the temperature above 21°C as this will result in excessive electricity use and also the air source heat pump is slow to respond to any changes.

Please help us to minimise our water consumption. We have fitted our toilets with dual flush cisterns. Please take advantage of this by choosing to flush with the lower water volume when appropriate.

Other measures to help include avoiding running the tap when you brush your teeth and keeping the length of your shower reasonable!

Waste

For short stays of three nights or less, please take your waste with you when you leave, to recycle at home.

If this is not practical and for longer stays, all waste left at the apartments must be separated to comply with the Law in Wales:

  • Plastics, cartons, metal and other similar packaging e.g. coffee cups – use the main compartment in the bin within the apartment

  • Paper and cardboard + glass (we will separate this) – use the secondary compartment or bin in each apartment

  • Food (including waste cooking oil) – please use the food caddies

All other non-recyclable ‘black bin’ waste, please put in the dustbin by the side of our house.

If you run out of space in the apartment, please let us know and leave your bagged waste outside the apartment door in the morning and we will collect.

No parties or events

Parties, gatherings, and functions are strictly prohibited on the property.

Smoking and candles etc.

Our apartment is a smoke-free zone inside. This is important to us to keep our property in the best condition possible and to ensure your safety. Guests can only smoke in outdoor areas, as long as they respect the rules we have in place:

  • No smoking, e-cigarettes / vapes, candles or incense sticks etc. are permitted in the apartments

  • Please do not throw cigarette butts on the ground, please dispose of these in the small bin provided outside your apartment.

Wood burning stove

Where a stove is provided, instructions for safe use are in the guide in your apartment. For safety, do not leave the stove door open apart from initially when you are starting the fire.

Toilets and drainage

Our apartments are connected to a waste treatment plant so do not flush anything you haven’t eaten down the toilet.

It’s OK to put toilet paper down the loo, but sanitary waste, nappies, wet wipes and cotton buds etc. must be put in the bin provided in the shower room.

Don't put food waste or oil down the sink, dispose of this in the food caddy.

Checking out

Check out time is by 10.00 am unless you have otherwise agreed this with us in advance.

  • We expect our guests to leave the apartment clean and as you found it: cleaning equipment is under the sink and a small vacuum cleaner is provided

  • Empty the dishwasher and put everything away

  • Put all used towels on the floor

  • Leave you bagged waste outside your apartment door

  • Leave your key in the apartment door

  • Turn all the lights and appliances off

  • Our smart TV's have facility to watch films on Netflix etc. If you login to any streaming channels, please remove you account when you leave

  • If there are any breakages, please let us know so we can make sure the items are replaced for the next guest.

Furry friends

We welcome up to two well behaved medium size dogs in the two-bedroom apartments and on in the one-bedroom apartment. The additional cost is £20/dog, apart from trained assistance dogs which are free.

Please make sure you don’t allow your pets on the furniture or to use the indoor showers and keep dogs on a lead outside as not all our guests like dogs.

You are welcome to walk through the fields around the property and down to the river. There is also a footpath that leads down to the village but note this is through fields sometimes used for grazing sheep.

Please pick up all dog mess and leave in the bin provided ouside your apartment.

Remember to bring your own dog bed, bowls and dog towels (the provided towels are not to be used for pets!!)

House rules

Dear Guests, we’re so happy you’ve chosen our apartment for your stay.

Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our apartments. Understanding and complying with our house rules (which form part of our booking conditions) will make for a comfortable and fun stay for everybody!

Please read each of the rules carefully in order to avoid any danger or additional costs on checkout:

  • Please treat our apartment with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests

  • Be sure to maintain a good level of cleanliness throughout your stay. This will make it much easier when checkout time comes!

  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the charge or repair cost will be

  • We hope you have lots of laughter and fun times during your holiday! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours

  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings

Have fun! This is your holiday time, and we hope you are able to make the most of our apartment, its amenities, and your opportunity to relax and visit the surrounding area!

Visitors

We want you to enjoy your holiday and time at our apartment to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons.

As part of our rental agreement, we need the names and details of each member of your traveling party. In addition, please respect the maximum number of visitors and the rules regarding visitors as set out below:

  • If you wish to have visitors, please agree this with us in advance

  • Guests are responsible for ensuring that any visitors comply with these House Rules

  • No overnight visitors / additional guests are permitted.

Quiet hours

Please be mindful of other guests in adjacent apartments and keep all noise to a minimum both inside and outside the apartment, especially during our quiet hours which are from 11.00 pm to 8.00 am.

Number of guests

The number of guests permitted to stay in your apartment is the number confirmed at the date of booking. No unregistered guests are allowed to stay at the property.

Please let us know if you wish to enquire about the possibility of adding additional guests to your reservation ( the maximum permitted will be the number of bed spaces in each apartment to comply with fire regulations and for insurance purposes).

Kitchen

Our kitchen is stocked with the basics, such as cooking oil and some condiments. Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.

  • Please use the extractor fan above the cooker during and after cooking

  • Be careful not to wash food remains down the drain, put any food waste in the food waste bin provided

  • To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible.

  • To simplify the inventory process, please return any kitchen items to where you originally found them.

  • Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them.
